Terms of Service

These terms cover your use of EPC Hunt. Plain-English summary: you can use the service to plan UK retrofit compliance work from public records; you pay for what you use; we don't guarantee uptime; and you must not redistribute the data.

1. What we provide

EPC Hunt surfaces property data assembled from UK public records (the Energy Performance Certificate Register and HM Land Registry INSPIRE polygons). Retrofit-priority scoring is our editorial layer — it is a forecast, not a guarantee.

Data freshness depends on the upstream source. EPC records are typically refreshed within 14 days of certification.

2. Your account

You sign in with Google. You agree that the email you use is one you control and that you are authorised to act on behalf of the organisation you represent.

You may not share credentials. Each seat is one named individual.

3. Acceptable use

EPC Hunt is intended for installer-side compliance planning — using public UK property data to prioritise and schedule retrofit work in your service area. Exported property records are for your internal scheduling and operations.

You may NOT redistribute or resell the bulk dataset. You may NOT use the data for purposes prohibited by the EPC Open Data licence (https://epc.opendatacommunities.org/docs/api/licence).

You may NOT scrape, automate access beyond your plan limits, or bypass rate limits.

4. Billing

Subscription plans renew automatically on the same day each month or year. Pay-per-export charges are billed at the end of each calendar month.

You can cancel any time from Settings. Cancellation stops future renewals; we do not refund the remainder of the current period.

5. Service availability

We aim for high availability but do not provide a contractual SLA at this stage. Planned maintenance is announced via in-app notice. Unplanned downtime that exceeds 24 consecutive hours in a billing month entitles you to a pro-rata service credit on request.

6. Liability

Our aggregate liability for any claim arising out of these terms is limited to the fees you paid in the twelve months preceding the claim.

We are not liable for indirect or consequential losses, including lost profits or business opportunities.

Nothing in these terms excludes or limits liability for: death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot lawfully be excluded under English law.

7. B2B service

EPC Hunt is sold business-to-business. The 14-day cancellation right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 does not apply, because you confirm at signup that you are entering into the contract in the course of your trade, business, craft or profession.

8. Governing law

These terms are governed by the laws of England and Wales. Any dispute arising under or in connection with these terms is subject to the exclusive jurisdiction of the courts of England and Wales.

9. Changes

We may update these terms from time to time. Material changes will be notified by email at least 14 days before they take effect. Continued use after the effective date constitutes acceptance.
